Four Seasons at Harbor Bay is the newest adult community in Little Egg Harbor which claims it will “offer a new generation of sophisticated adult living”. They have begun construction and will offer 387 single family homes with upscale amenities. There are presently models to view at Four Seasons at Harbor Bay in Little Egg Harbor. Homes range from 2-3 bedrooms with 1900 to more than 3200 square feet.  Prices start in the upper $200’s.

The Four Seasons at Harbor Bay adult community in Little Egg Harbor will be a gated community and feature a 16,000 square foot clubhouse with an indoor, sauna, outdoor pool, card rooms, craft rooms, sports and billiard rooms, catering kitchen, multi-purpose room, state of the art fitness center, aerobics room, library and much more. Outdoor activities will include tennis, horseshoes, bocce, billiards, bridge and a driving range and putting green.

Little Egg Harbor is located off Exit 58 of the Garden State Parkway and is just minutes to the beaches of Long Beach Island or the excitement of Atlantic City.  Four Seasons at Harbor Bay, the adult community in Little Egg Harbor, is just a few miles off the Parkway on Route 539.  The Sea Oaks Golf Course is just down the road.

Four Seasons at Sea Oaks

Four Seasons at Sea Oaks is an adult community in Little Egg Harbor that is built around the Sea Oaks Country Club, on Route 539, just east of Harbor Bay and  minutes from exit 58 on the Garden State Parkway.

K Hovnanian built 375 homes at Sea Oaks between 2000 and 2007. The homes at Four Seasons at Sea Oaks in Little Egg Harbor have 2-3 bedroom and 2 car garages and some models have lofts. Homes range in size from 1,190 to 3,400 square feet.

The Four Seasons at Sea Oaks adult community in Little Egg Harborhas a clubhouse offering indoor/outdoor pools, exercise facilities, tennis, bocce, meeting and card rooms and more. There is a restaurant with bar and even a small hotel for overnight guests.

In January, 2010 we have 12 homes available in the Sea Oaks community.  They range in price from $229,000 for a 2 bedroom/2 bath home to $490,000 for a 3 bedroom/3 bath home with a finished basement.

Monthly maintenance fees at Sea Oaks run about $175, and taxes range from $3,900 to $5,800 annually.

Perhaps the biggest draw to the Sea Oaks retirement community is the semi-private Sea Oaks Golf Course.

Sea Oaks Golf Courseis an 18-hole championship course designed by Ray Hearn.  It opened for play in 2000. Sea Oakstakes full advantage of the terrain of southern Ocean County.  It blends in with the Pinelands using native plants and trees for borders and traps.  Sea Oaks is a par 72 course offering five sets of tees to accommodate a variety of handicaps.

Giving Kids a Smile Continues in Ocean County, NJ…Free Dental Care for Kids on Friday, February 5, 2010.

2010 marks the seventh year of Give Kids A Smile!  or National Children’s Dental Access Day. The New Jersey Dental Association has been a participating since the program’s inception in 2003.

It’s a national program modeled after a St. Louis, MO program of the same name. Once a year, on the first Friday in February, volunteers in the dental community give their time and services to deliver screenings and treatment to children age 12 and under, absolutely free.

In New Jersey, nearly 4,000 children each year have participated in the program.  Volunteer dentists have provided nearly $2.4 million in free dental services at more than 80 locations throughout New Jersey.

Dental services include everything from preventive to emergency. Referrals are given on an as-needed basis. Children will also get tips on daily oral hygiene and free toothbrushes, toothpaste, and floss where available and while supplies last.

Every child must be accompanied by either a parent, guardian or a school official.  Also, appointments for each child or groups of children must be made in advance and directly with the participating location.  These are the participating Ocean County locations:

Homes for Sale in Barnegat - Barnegat, NJ December 2009 Housing Market Report

The number of homes for sale in Barnegat stood at about 250 in December and the housing market in Barnegat seems to be returning to normal after experiencing  a burp in November.

News listings of homes for sale in Barnegat dropped in December by more than 40% over November, 2009 figures, but days on the market increased to 193 days, an increase of nearly 33%.  The median price of homes for sale in Barnegat that sold in December was also down from median $289,500 price in November.

That was significantly higher than the monthly median sold price of Barnegat homes during the previous months of 2009, possibly due to the anticipated expiration of the $8,000 first home buyer tax credit.  

You can also compare the figures on homes for sale in Barnegat to December, one year ago.

Homes for sale in Barnegat in December 2009 ranged in price from around $15,000 for an adult community mobile home (on leased land) to a 3,200 square foot home on more than 15 acres being sold with a state of the art kennel and out buildings for $2.6 million.

Homes for sale in Barnegat that made it to the closing table in December ranged in sold price from $176,000 for a 4 bedroom 1.5 bath home in Settlers Landing to a 3,000 square foot lagoon front property with 4 bedrooms and 2 baths.  This Barnegat waterfront home sold for $631,250 nearly  $100,000 less than its list price!  It was also the only Barnegat waterfront home sold in December.

Homes for Sale In Manahawkin – December 2009 Manahawkin, NJ Housing Market Report The number of new listings of homes for sale in Manahawkin dropped significantly in December 2009 when compared to November, 2009.  The number of of homes for sale in Manahawkin (Stafford Township) entered in the Jersey Shore Multiple Listing Service in December was 31, compared to 58 new listings in November.   

Homes for sale in Manahawkin also spent a lot more time on the market in December.

The median price of homes for sale in Manahawkin that sold in November remained the same, as did the number of units sold. Though the number of new listings of homes for sale in Manahawkin dropped in December, that’s usual in this Jersey Shore community.  Check out the figures from one year ago.

The median price of homes for sale in Manahawkin that actually sold is up over December 2008 by more than $17,000!   The last 3 months seems to indicate a leveling of prices, after 2009 saw the Manahawkin Housing Market all over the board.  Median sale prices in July 2009 stood at $303,000 and our low was in April, 2009 at $255,000. 

Inventory of homes for sale in Manahawkin in December 2009 stood at about 400, that’s down from 450 during the previous month.  Keep in mind however, inventory of homes for sale in Manahawkin and other Jersey Shore communities traditionally drops during the winter months. 

Home buyers in Manahawkin found some great deals in December, with a 3 bedroom 2.5 bath condo going for $239,000.  At the high end a 3 bedroom 2 bath home in East Point, with 183 feet of bulk headed bay front from sold for $915,000.   

All together 11 waterfront homes in Manahawkin sold in December, 2009 ranging in price from the $915,000 down to $330,000.  This home needed some work and spent more than a year on the market, with the original list price of $449,000 back in July 2008!

Homes for sale in Tuckerton - December 2009 Tuckerton, NJ Housing Market Report

The number of homes for sale in Tuckerton dropped in December to about 55 homes, while November’s inventory of homes for sale in Tuckerton stood at about 70.

New listings of homes for sale in Tuckerton were also down from November by half.  And the number of homes for sale in Tuckerton making it to the closing table remained strong, with 6 single family homes/condos sold!  But look at how long these homes are sitting.    Compare this with December 2008 when homes for sale in Tuckerton sat on the market and not one sold!!

Currently, prices of homes for sale in Tuckerton range from  $140,000 for a 2 bedroom, 1.5 bath condo to $799,987 for a 3,000 square foot 4 bedroom 3.5 bath waterfront with bay views. Of the 5 homes that sold in Tuckerton during December 2009, prices ranged from $165,000 for a large 3 bedroom one bath home built in the 20’s.  It needed some work, and was purchased with a Rural Development Authority Loan.  At the high end, a 2 bedroom 1 bath waterfront home sold for $315,000.  Three of the homes for sale in Tuckerton selling in December were waterfront.

There are currently 29 waterfront homes for sale in Tuckerton.

Little Egg Harbor Homes for Sale - December 2009 Little Egg Harbor, NJ Housing Market Report

The number of homes for sale in Little Egg Harbor remained stable in Little Egg Harbor in December, 2009 with inventory standing at about 360 single family homes.  This includes adult community, condo and single family homes for sale in Little Egg Harbor.

The number of home for sale in Little Egg Harbor decreased in December when compared to November.  There were 40 homes sold in November 2009, and the median sale price also decreased.  In November 2009 the median sold price of homes in Little Egg was $208,375.

You can compare these figures to those of just one year ago…

There is good and not so good news about homes for sale in Little Egg Harbor in December, 2009.  The good news:  more homes sold in December 2009 than the previous year and new listings of homes for sale in Little Egg Harbor continued to be lower than other months in 2009.  

The not so good news is that homes for sale in Little Egg Harbor continued to spend more days on the market, and the median price of sold homes in Little Egg Harbor dropped.

Of the 360 homes for sale in Little Egg Harbor, 46 saw December price reductions in the asking price.  

Adult community homes for sale in Little Egg Harbor start at $60,000 for a 2 bedroom one bath home with 1000 sqare feet to $460,000 for a 3100 square foot golf course community home featuring 4 bedrooms and 3 baths.

Condo units for sale in Little Egg Harbor range from $85,000 for a 1 bed, 1 bath short sale unit in Harbortown to $240,000 for a unit near the bay with 2 bedrooms and 3 baths and about 1400 square feet of living space.

Single family homes for sale in Little Egg Harbor range in price from  $99,600 for a bank owned 2 bedroom one bath home, with less than 1000 square feet of living space.  At the high end, you have a Little Egg Harbor waterfront home with 4 bedrooms 3 baths and 68 foot bulkhead.  This waterfront home is listed at $850,000 and is just 500 feet from the open bay.  This unique property is located on Osborn Island in Little Egg Harbor.

Manahawkin’s recent snow storm did not come cheap! 

Manahawkin (Stafford Township) officials report the snow cleanup cost Manahawkin residents $216,000.

The $216,000 expenditure includes overtime, materials and repairs to the trucks in Manahawkin.

According to the National Weather Service, snow in Manahawkin totaled 2 feet during the storm on December 19^th and 20^th.

Some interesting factoids about snow removal in Manahawkin:

• Manahawkin streets consist of 675 lane miles.
• Manahawkin snow removal is a joint effort between the Stafford Township Public Works and Water & Sewer Departments.
• The Public Works Department in Manahawkin has 9 salt spreaders with plows and 24 trucks with only plows.
• The Water & Sewer Department in Manahawkin has one salt spreader truck and 7 with plows only.
• It takes 4 hours to spread one salt application on streets in Manahawkin
• Manahawkin snow plows require 8 hours to get through Stafford Township streets once.

So while the snow in Manahawkin brought us a white Christmas, like all good things, it came with a cost!

The Affair or Battle of Cedar Bridge 2009, 227 Years Later

The 2009 reenactment of the Battle of Cedar Bridge in Barnegat took place on December 27th, 227 years after it was originally fought.  The weather was warm and sunny, I wonder how much different the scene at the Old Cedar Bridge Tavern really was.

The original Cedar Bridge Tavern in 1782 had no porch, and the two windows to the left were part of an addition in the 1800’s.

The Burlington Militia stops for refreshment at the Cedar Bridge Tavern, after a fruitless search of Manahawkin for John Bacon and other Loyalists.

What do they find on the Bridge, Bacon and some of his followers.

A skirmish ensues (at that time they called it an Affair).

Finally locals, hearing the commotion rally and provide cover for Bacon and his men to escape into the Pinelands.

And so ended the Battle of Cedar Bridge, said to be New Jersey’s last skirmish of the Revolution.

The Affair at Cedar Bridge, History Comes to Life in Barnegat, NJ!

The Affair at Cedar Bridge or the Battle of Cedar Bridge will be reenacted this Sunday, December 27^th at 200 Old Half Way Road in Barnegat, New Jersey from 2pm to 4pm. 

Get the kids away from the new video games, bundle up and watch history come to life!

Whether you call it the Affair at Cedar Bridge or the Battle of Cedar Bridge it is said to be one of the last land conflicts of the American Revolution and the final one in New Jersey. 

It happened on December 27, 1782 when the Burlington Militia came to Manahawkin after hearing Loyalist John Bacon might be lurking about. 

Bacon had been a wanted man for quite some time. Not only was he a Loyalist, but two months earlier he was known to have participated in the killings of several American privateers who were plundering the cargo of a British ship that ran aground near Barnegat Light.

After searching Manahawkin, the Burlington Militia decided to stop at the Cedar Bridge Tavern for some refreshments and to rest their horses.  Bacon’s bunch had the same idea!  And so the Affair at Cedar Bridge began.

Turning the tables on his pursuers, Bacon’s crew barricaded the old cedar bridge by the Tavern and traded heavy gunfire with the militia before escaping into the Pine Barrens.

Bacon was not able to cheat death for much longer. The following April, he was killed by militiamen and his body dragged through the streets of Manahawkin.

In 1782, Cedar Bridge was located in Manahawkin (Stafford Township), but is now part of Barnegat.
